Whilst purchasing your property, España Mágica can translate any legal documents, Title deeds or questions you may have for the Vendor, Solicitor or Notary. We can keep you informed, word by word, what is being discussed and you can read, with confidence, exactly what you are signing. As we are an English/Spanish team, this service is provided by ourselves to our clients and is not contracted out as done by many other English agents in Spain.

España Mágica ensures that you are fully aware and comfortable with whats happening at all times and so there can be no misunderstandings or disappointments caused by bad interpretation of the Spanish Language.



To ensure that all legal matters run smoothly and, that we can keep our finger on the pulse, España Mágica uses, and is happy to recommend, a local solicitor for all our transactions. The benefit to you is that a local solicitor will know all the local legalities regarding Town Hall Laws, Planning, Land Registry and Finance etc. and generally whats happening in the area. You are, of course, free to appoint any solicitor of your choice or use our own 'in-house' service.


España Mágica has established a good working relationship with most of the national and international banks here and we can assist you in opening Non-Resident Current and Savings accounts and, if necessary, applying for a Mortgage. Mortgage rates in Spain are currently around 4.50% and to apply for a Mortgage, you will need to prove that you have a sufficient income or funds to meet the Mortgage repayments. If you are coming to Spain to purchase a property and do require a mortgage, you must bring with you all this necessary information and have funds available for a deposit as things move faster here than in the UK. A credit check/report will also be required in the country which you reside.

The type of mortgage offered is dependent on both your financial status and the declared value on the title deeds of the property you wish to purchase. For Non-Residents, there are mortgage offers of around 70-80% of the declared value of the property, but for Residents this can increase. As stated, you MUST be in a position to immediately transfer necessary funds (deposit etc.) from the UK to Spain.



In Spain it is necessary for you to apply for an N.I.E. number which centrally registers your Identity and Nationality. This can be obtained at a central area Police station. Once the form is obtained from the Police station and correctly filled in and signed, you have to submit it to them along with 2 passport size photographs of yourself and a copy of your National Passport. This is, of course, all conducted in Spanish and so España Mágica can accompany you to assist you in obtaining your N.I.E.

You can regularly be asked for your N.I.E. number to prove your Identity when using credit cards or making shop purchases etc.



Once you have purchased your property, you will be required to visit the local Town Hall (Ayuntamiento) to obtain your Padron Municipal.

This is a local registration of yourself to your purchased property which gives you your official local status. You will need this form to register both with a doctor at the local health centre and at the local Social Security department for recognition of your forms E111 and E121 if you are of a pensionable age. Again, España Mágica can assist you through these registration processes.



When you have your Padron, you can then visit the local health centre to register yourself with a local doctor. You will also need your E111/E121 to obtain your official number and card (Tarjeta Sanitaria Provisional). Either your E111/E121 (which ever is applicable to you) will have to be registered at the local Social Security Department (Tesoreria General De La Seguridad Social). España Mágica can of course be there to assist you through these processes.


If you are going to live in Spain and have a UK car which you wish to keep here, you will need to officially import the car, after it has been here for a maximum of six months, and have it transferred onto Spanish Plates. The cost to do this is approximately 10% of the current Spanish market value of the car and we can recommend companies who can assist you in obtaining all the correct paperwork. However, we would recommend that you look at the car market here which can be competitive to the UK and of course you would then be driving a left-hand drive car!

España Mágica is happy to recommend and arrange Spanish Lessons for you to learn the language. Whether you are a complete novice, or at an intermediate stage, we can arrange either private lessons or courses at the local language schools or if you want to go to an advanced level, we would suggest the University at San Vicente where we also have good contacts. Whatever your level, we can arrange any lessons and courses to meet all your requirements and, its also a good way to have fun and get to know more people here!!
